More than Greater Milwaukee
An out of state company contacted Luke Russell and Matt Judson to assist them in enlarging their footprint in Wisconsin as they needed space for a project they were awarded in a relatively short time frame. This project came with specific needs for an industrial warehouse building. The inventory over the past several years for industrial warehouse space has not been plentiful. In conducting a search and with the client’s ability to be open to location, we exhausted the search in the Greater Milwaukee area but then were able to stretch the search to properties in Madison. That is where a great match was found! From the date of the first tour, through the lease negotiation process to the client being able to move into their new 13,500 SF space, only 5 short weeks had passed!
Partners in Growth
Being able to work with a company as they grow over the years is something Matt Judson and Cole Russell have thoroughly enjoyed over the past 4 years. Evaluating the company’s current facility along with knowing their future goals allowed Matt and Cole the ability to coordinate efforts in helping the company achieve their goals for real estate growth. A new facility was identified along with a vacant parcel next door which would allow for an addition to immediately be built. While helping to navigate the City’s approval process and timelines of closing on their new facility, Matt and Cole were also able to find a Buyer for the original facility and negotiate a timetable that would ensure a workable timetable and smooth transition with never having a gap in operations. It was a coordinated effort by all involved but in the end one company who has grown through leaps and bounds found and added on to a new facility and another company is now in a new location and poised to do the same in the future.
Communication and Patience
Sometimes the right property takes time to find. This was learned in working with one of the very first customers newer agent Jack Russell began touring with as they were looking for new central location within Waukesha County. With little inventory of industrial buildings, this group stayed in contact and looked at everything on the market since March of this year. With patience, we were finally able to locate a 22,644 square foot building that met their most important needs which included a larger warehouse space for expansion, enough parking for their fleet of trucks and an overflow space for their growing Milwaukee branch. While the process wasn’t simple, working with clients who know their exact needs and wants always makes it feel that way!
Teamwork
Matt Judson was tasked to lease an 11,400 SF industrial space for a client who had just received notice that his current Tenant was vacating. In networking with fellow Judson and Associates, s.c. agents Cole Russell and Jack Russell, they were able to quickly identify a group in which the space could be a good fit. Not only did a group find a new space to lease, but the client also experienced zero time of vacancy at his building. That’s teamwork!
